1. Acceptance
By using zgjedhjaime.com you agree to these terms. If you do not agree, do not use the service.
2. Service description
Zgjedhja Ime is a real-estate marketplace that (a) lists rental and sale properties submitted by private landlords, (b) cooperates with partner real-estate agencies who bring properties for us to market and let, and (c) provides an AI-assisted search experience. We are an intermediary; we do not own the properties listed.
3. Fees and payments
The full pricing card is at /cmimet. In summary:
- Landlords / private owners — 0% commission, always. Posting a listing, keeping it active, receiving tenant inquiries and the operator-mediated introduction are all free. No setup fee, no monthly fee, no transaction fee. Owners are never charged by Zgjedhja Ime.
- Tenants / renters — 50% of one month's rent, once, only on move-in. Searching, contacting owners through the platform, saving listings, creating a tenant account and using the AI assistant are free of charge. The 50% of one month's rent fee is invoiced only after a successful move-in into a property we sourced; it covers our matching, contact-protection and dispute-mediation service. There are no monthly subscriptions, no per-message charges and no fee for unsuccessful searches.
- Partner agencies — no fee, at all. Agencies bring us properties to list; we find and manage the tenant ourselves. Cooperation terms are set through a direct agreement, agreed after a conversation, not a public formula. No setup fee, no monthly subscription, no signed platform contract, no minimum commitment. See §6.
Fees that are not on this page or on /cmimet do not exist. If any communication from us suggests otherwise, treat it as an error and email info@zgjedhjaime.com for clarification.
4. Landlord submissions
- You confirm you are the owner or authorised representative of the property.
- You grant Zgjedhja Ime a non-exclusive licence to display the listing and photos for the purpose of marketing the property, including the right to add a visible watermark to your photos.
- You are responsible for the accuracy of the information you submit.
- We may reject or remove submissions that violate these terms or applicable law.
5. Tenant accounts and reviews
Tenant accounts let you save listings, run saved searches and receive alerts. You agree to: keep your login credentials confidential, use a single account per person, and not share or sell access. We may suspend accounts used to send spam inquiries, scrape data or harass other users. You may delete your account at any time by emailing info@zgjedhjaime.com.
You may submit a review of your experience at /shkruaj-vleresim. Submitted reviews are stored as unpublished until an operator approves them; reviews containing personal contact details, threats, or content unrelated to the platform are not published. By submitting, you agree to the publication of your name, role and quote after approval — your email and phone, if provided, are never published.
6. Cooperation with agencies
Real-estate agencies may apply to cooperate with us through /brokerage. There is no platform contract and no fee, at all:
- Agencies bring us properties to list. We market the property to our audience and handle the tenant relationship ourselves — inquiries, screening and viewings. We do not pay agencies, and agencies do not pay us.
- We do not share tenant contact details or leads with partner agencies. The tenant relationship, and the landlord's identity and contact details, remain ours.
- Specific cooperation terms are set through a direct agreement between us, agreed after a conversation, before we start marketing a given property.
- We may decline or end cooperation with an agency for inaccurate listings, or violation of these terms or applicable law.
7. AI assistant and natural-language search
The chat widget and natural-language search are conveniences. Suggestions and parsed search criteria may be inaccurate or incomplete; always verify listing details directly. Conversations are sent to a third-party LLM provider as described in our Privacy Policy. Do not enter sensitive personal data, banking details or passwords into the chat.
8. Third-party and aggregated listings
Listings aggregated from public sources are displayed for informational purposes. We make no warranty as to availability, accuracy or pricing. Contact details for non-partner listings belong to the original poster.
8a. Showcase ("Mostër") listings
Some listings are marked with a gold "MOSTËR" / "SHOWCASE" badge. These are operator-curated examples of properties we know personally, displayed early in the platform's life to illustrate the kind of homes we list and the experience we offer. Showcase listings are not active inquiry chains — they do not expose a contact form to the public, and clicking through pivots the visitor toward becoming the first real owner or partner agency. They are flagged so no visitor can mistake them for an active offering and so they cannot result in a tenant-side transaction.
9. Prohibited uses
You may not: scrape the site at high volume, post fraudulent listings, impersonate a landlord or agency, harass other users, attempt to circumvent rate limits or authentication, or use the service for any unlawful purpose.
10. Limitation of liability
The service is provided "as is". We are not party to any rental or sale agreement reached via the platform and accept no liability for losses arising from such agreements, the conduct of landlords, tenants or partner agencies, or the accuracy of third-party content.
11. Modifications
We may update these terms; the "Last updated" date will change. For material changes affecting paid services we will give existing agencies at least 30 days' notice by email. Continued use after changes constitutes acceptance.
12. Governing law
Albanian law governs these terms. Disputes are subject to the jurisdiction of the courts of Tirana.
