What is a mortgage extract and why you need it

A mortgage extract is an official document issued by the Office of Property Registration (ZRPP) that shows the legal history of a property. It reveals whether there are bank mortgages, seizures, ownership disputes, or if the property is involved in legal proceedings.

  • Registration date – the property must be registered with ZRPP. If it's not, you have no legal security.

A mortgage extract has practical validity – it shows the status at the moment it's issued. So if you extract it today and sign the contract in 3 weeks, request it again. During this time the owner might have taken a new loan or encumbered the property with other charges.
