How renting works in Albania: from search to contract

Renting in Albania is simpler than most people expect, but there are steps to understand — especially if you're coming from abroad or it's your first time.

1. The search

Most listings live online (e.g. Zgjedhja Ime). The owner or agent typically responds within 24h and arranges a viewing.

2. The viewing — what to check

• Ownership document — landlord should produce the property certificate.
• Utility bills — in the landlord's name and easily transferable.
• Appliances — fridge, washing machine, stove, heating (inverter A/C, boiler, wood stove).
• Pre-existing damage — photograph everything before signing so you're not charged on departure.

3. Negotiation

Listed prices typically sit 5–10% above the final number — there's room to negotiate, especially in the cold season (Oct–Feb) when demand is lower. Don't push for more than ~15% off; the landlord may walk.

4. The contract

Albanian rental contracts usually run 1 year with renewal option. It should include:

• Owner + tenant IDs and ID numbers.
• Property address + description.
• Monthly rent + payment day.
• Deposit (typically 1 month, returned at end if no damage).
• Who pays utilities (usually tenant; landlord pays property tax).
• Notice period for vacating (usually 30 days).

Never sign a verbal contract — always in writing, even if the landlord says "we don't need one".

5. The first payment

On the day you get keys you typically pay:

• 1 month rent upfront (current month)
• 1 month deposit (returned at end if no issues)

Total: 2 months. Some landlords ask for 2 months deposit — that's excessive, push back.

6. During the rental

Monthly payments are typically by bank transfer or cash. Keep proof of every transfer. If something breaks, notify the landlord in writing (SMS or WhatsApp). Structural repairs are the landlord's responsibility; daily wear (bulbs, fridge damaged by misuse) is yours.
