Tirana Rents 2026: where they rose up to 25% (and where not)

· 4 min read

Tirana's rental market enters 2026 with noticeable changes: some areas recorded increases up to 25%, while others remain relatively stable. If you're searching for a rental home or thinking about listing your property, here are the concrete figures you need to know.

Areas where rents increased the most

Some Tirana neighborhoods experienced considerable price increases over the past year. Among the most affected areas:

We do not publish a market index. What we can say with confidence is what happens in our own list, because we measure it ourselves.

  • Astir — 62 homes with us, list midpoint €300: our largest and busiest area.
  • Qyteti Studenti — 69 homes, €250: demand peaks in September.
  • Laprakë — 14 homes with us, list midpoint €230, steady. We have no listings in Selitë, so we quote no figures for it.
  • Liqeni i Thatë, Bllok, Dinamo — we have no listings there; use a market source for those.

The largest increase was seen in neighborhoods that combine centrality, services, and green space — elements that renters value increasingly.

Where prices remained stable

Not all Tirana areas followed the same trajectory. Some neighborhoods maintained relatively constant prices:

  • Komuna e Parisit and surrounding area — still an alternative with good price-quality ratio, especially for families.
  • Laprakë and Selitë — well-known areas that held steady. We have 14 homes in Laprakë; in Selitë we have none.
  • Dëshmorët e Kombit / inner part — some old homes were refilled, but prices didn't rise significantly due to high competition.

If your budget is limited, these areas remain real and accessible options.

Why did prices rise in some areas?

Rent increases aren't random. Three main factors influenced them:

  • High demand — areas with services, parks, schools, and public transport attract more renters. When supply doesn't follow demand, prices rise.
  • New constructions and renovations — neighborhoods like Dinamo and Liqeni have seen new investments, attracting owners and renters with higher expectations.
  • Inflation and operating costs — maintenance, energy, and service costs also increased for owners, who partially reflect them in rent.

But these increases aren't uniform — and this creates opportunities for smart searchers.

How to find the right home in this market

A segmented market requires clear strategy:

  • Start early — good listings fill up quickly. Regularly check listings for new offers.
  • Set priorities — if price is more important than location, choose areas like Laprakë or Komuna e Parisit. If you want center and modern environment, Liqeni or Blloku are the options (but with higher cost).
  • Check details — parking, elevator, furnishing, heating — these strongly affect price. Don't accept without seeing personally.
  • Avoid excessive fees — choose platforms that don't burden you with monthly fees or subscriptions. At Zgjedhja Ime, renters pay only once: 50% of the first month's rent when they move in — no other fees.

If you're an owner: how to position your property

If you have a home to rent, the 2026 market offers opportunities — but also challenges:

  • Price must be competitive — check what's offered in your area and position yourself realistically. Overpriced means months without income.
  • Presentation is key — professional photos, complete description, details about elevator, heating, parking. Complete listings get more inquiries.
  • List for free — owners at Zgjedhja Ime list with 0% commission, always. Advertise your property at no cost and let the platform find the right renter.

Don't forget: well-presented property rents faster, even if the price isn't the lowest in the area.

What to expect going forward

Tirana's rental market won't calm down quickly. With rising demand from young people, students, and foreign workers, pressure on certain areas will continue. But not all areas will follow the same path — peripheral areas and those with developing infrastructure may offer better price opportunities.

For owners, 2026 is a year for transparency and professional service. For renters, it's a year for smart searching and quick decisions.

Whether you're looking or offering, Zgjedhja Ime is a platform built for this market — no hidden fees, no subscriptions, just direct connections between people.
