How to write a rental listing that sells itself

"Apartment for rent, Tirana" — that's half the listings in Facebook groups. No surprise they sit for weeks without a single serious message. A well-written listing doesn't take more time than a bad one — it just takes knowing the 4 things that decide whether someone opens it or scrolls past.

The title: 3 seconds to earn the click

Listings get ranked by title and cover photo, not by the description. The formula that works: property type + neighbourhood + 1 concrete detail. "1-bedroom in Komuna e Parisit, 5 min from the park" pulls noticeably more clicks than "Apartment for rent." Avoid all-caps ("URGENT!!!") — it signals pressure, not trustworthiness.

Photos: order decides, not just quality

First photo = the main living space (living room or kitchen), shot in daylight, with natural light, doors/windows open. This is the photo shown in the listings grid before anyone even clicks — if it's dark or cluttered, the listing gets skipped without ever being opened.

Recommended order:

  • Main living space (living room/kitchen)
  • Kitchen
  • Bathroom
  • Bedroom
  • Balcony or view
  • Exterior of the building

Avoid photos with mirrors showing you taking the picture, and never skip the bathroom — its absence creates suspicion, not curiosity.

Price: positioning matters more than the number

Set the price within the real range for the neighbourhood — not the price you wish you could get. A price 15–20% above the neighbourhood average doesn't attract higher offers; it just stretches out weeks without a tenant, and typically closes lower than it would have if priced correctly from the start. If the property has a genuine edge (recent renovation, private parking, a large balcony), say so explicitly in the description — don't expect the price alone to communicate it.

What to leave out

Some details hurt a listing more than they help:

  • Multiple phone numbers or "contact on WhatsApp/Viber/Instagram" — reads as aggressive selling, not a private offer.
  • Urgency phrases ("must go today," "today only," "no time") — raise scam alarms for informed tenants.
  • Excessive conditions in the title ("families only, no pets, no students...") — filter in conversation, not in the title, where it only narrows your audience before anyone has even seen the property.
  • Exact public address — the neighbourhood is enough; the full address is shared only after initial contact, for safety.
