Real estate agency commissions in Albania: what to know
If you're hunting for or letting a rental in Albania, agency commissions are one of the least-discussed but most important costs. Here's what to know.
Standard commission rates
- Rentals: 50–100% of one month's rent, paid once at signing.
- Sales: 2–4% of the total transaction price.
The commission is typically paid by both sides (owner + tenant) — each pays a month's rent or 1–2% of the sale.
Who pays the commission?
The agency agreement should spell this out clearly in writing. If you don't see it, ask before signing. "We'll figure that out later" is a red flag.
When is a commission unacceptable?
- Commission requested before the visit — never happens with a serious agency.
- Commission >100% of monthly rent on a standard 12-month lease.
- Extra "paperwork" fees — paperwork is part of the service.
