5 cheapest neighbourhoods in Tirana 2026: where to find rent under €250
Tirana rents have risen ~25% in 3 years, but the city isn't entirely out of reach. On our own list a 1+1 starts at €100 and a studio at €140 — you just need to know where to look.

1. Kombinati — we have no listings there, so no figures from us
Historic south-west district, well-connected by bus line 11 and 15 minutes from the centre. Prices stayed low because buildings are mostly older (70s–90s) and the area has a post-industrial character.

Middle-population area with growing demand because you can reach the centre in 10–12 min by car. Family character, lots of local markets, authentic Albanian cafés.

3. Misto Mame — we have no listings there, so no figures from us
North-west area near the stadium with quick ring-road access. Many post-2010 buildings but prices stay reasonable because the area isn't "trendy".

4. Yzberish — 9 homes with us, list midpoint €330
New western area full of modern apartment blocks built in the last 10 years. Prices rising (+18% since 2023) but still cheaper than Astir or Komuna e Parisit despite good build quality.

5. Rruga e Kavajës (peripheral) — we have no listings there, so no figures from us
The peripheral end (past Pazari i Ri) has older buildings and notably lower prices than the central stretch. 15-min bus ride into the centre.

Golden trick: search off-season
September–October have peak demand (students, work-start). January, February and early March have 30–40% less competition — same areas, same average prices, more options.
What to avoid in "cheap rent" searches
- Generic photos pulled from the internet — request property-specific photos.
- Too-good-to-be-true prices — a 1+1 in the centre at half what every comparable listing asks is usually a scam or a hidden-terms contract.
- Requests for payment before viewing — never.
- "Out-of-country" landlord offering to mail keys — almost always a scam.
